Position Overview

As an Office Manager with Kiewit, you will have oversight of Kiewit’s Lone Tree, CO facility, with direct and/or indirect reports.   In this role, you will have the responsibility of overseeing the execution of standard operating procedures, policies and programs that will ensure a safe, functional and efficient workplace for over 1,000 employees.  You will be the primary interface with Kiewit occupants, property managers, vendors, and contractors involved in the care and operations of the building.  You can expect to travel up to 10% for this role.

This position is based out of Kiewit's regional office located at 10055 Trainstation Circle Lone Tree CO 80124

Responsibilities

  • Provide guidance and leadership for the operations of facilities/campuses ensuring that all services are effectively delivered and facility needs are met including security, life-safety, custodial, food service, reception, mail & post delivery, and general maintenance. Ensure that staff implements and provides these services in a manner consistent with Kiewit policies, standards, and directives.
  • Establish and maintain relationships with employee occupants and management by proactively seeking to understand their facility needs through regular communication and facilities reviews.  Communicate relevant events to occupants.
  • Maintain safety, health, and environmental policies and procedures and ensure city, county, state, and federal regulations relating to the facility are always met.  Point of contact with cities/municipalities on matters related to our properties.  
  • Prepare monthly operating budget & forecasts and provide reports on the facilities as required by Real Estate team and stakeholders.   
  • Oversee and coordinate modifications, upgrades, renovations and people moves with the real estate team and other stakeholders.  
  • Manage service and warranty contracts cost effectively. Responsible for all aspects of service delivery pursuant to these contracts, responsible for periodic and ongoing performance and financial review, conducting RFPs, and ensuring payments & invoicing match contract pricing. 
  • Manage badge issuance, visitor check-in, and catering processes.
  • Understand and utilize iOffice seating software, Fiix work order software and assist in management of internal facility portal site. 
  • Must be able to be “oncall” and respond to occasional/infrequent site emergencies outside of business hours such as a fire alarm or unauthorized site entry.
  • Manage occasional FM issues at ancillary nearby Kiewit job offices.
     

Qualifications

  • BA/BS Degree is desired.
  • Minimum of 4+ years’ experience in hospitality, education, facility management or human relations.  
  • Must have experience developing procedures, policies and standards and understanding of safety, health and environmental policies that impact a facility.  
  • Ability to manage multiple projects or facilities with minimal direction. 
  • Experience with hiring, training, developing and managing a team.
  • Proficiency with MS Office Suite, advanced skills in excel.
  • Able to build strong relationships with internal and external partners to deliver effective services.  
  • Exhibits excellent written and verbal communication skills and strong customer service skills.   Must be able to work independently and as part of a team.
  • Ability to travel as necessary for the position to other Kiewit offices up to 20% of the time.

Base Compensation: $90,000/yr - $115,000/yr

(Actual compensation is subject to variation due to such factors as education, experience, skillset, and/or location)
