Position Overview

We are seeking an experienced Senior Pre-Construction Manager to join our healthcare construction team.  The ideal candidate will have a strong background in healthcare construction and integrated project delivery (IPD) models. This role requires a strategic thinker with excellent communication skills and a proven track record of managing large-scale projects.

Location

Preferred location is Omaha, but we are open to other areas.  If you do not live in the Omaha NE area, travel will be expected. 

Responsibilities

o    Lead the pre-construction phase of healthcare construction projects, ensuring all aspects are thoroughly planned and executed.
o    Develop and implement pre-construction strategies that align with the company's goals and objectives.
o    Oversee the execution of pre-construction activities, ensuring projects are delivered on time, within budget, and to the highest quality standards.
o    Utilize integrated project delivery (IPD) methodologies to foster collaboration and efficiency.
o    Promote the use of IPD principles to enhance project outcomes and client satisfaction.
o    Facilitate IPD workshops and training sessions for project teams and stakeholders.
o    Prepare detailed cost estimates, budgets, and schedules for healthcare construction projects.
o    Conduct thorough cost analysis and value engineering to optimize project budgets.
o    Monitor and control project costs, ensuring financial objectives are met.
o    Conduct risk assessments and develop mitigation strategies to address potential project risks.
o    Implement risk management plans and monitor their effectiveness throughout the project lifecycle.
o    Ensure compliance with all regulatory requirements and industry standards.
o    Oversee the procurement process, including the selection of subcontractors and suppliers.
o    Negotiate and manage contracts with subcontractors, suppliers, and other project partners.
o    Ensure all contractual obligations are met and manage any contract-related issues that arise.
o    Maintain strong relationships with clients and stakeholders, ensuring their needs and expectations are met.
o    Act as the primary point of contact for clients during the pre-construction phase.
o    Provide regular project updates and reports to clients and stakeholders.
o    Ensure effective communication and coordination among all project stakeholders, including clients, architects, engineers, and subcontractors.
o    Provide leadership and guidance to project teams, fostering a collaborative and high-performance work environment.

Qualifications

•    Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
•    Minimum of 10 years of experience in construction with a heavy emphasis on vertical or industrial related projects. 
•    Proven experience working with integrated project delivery (IPD) contract models.
•    Demonstrated experience managing projects with a scope of over $1 billion.
•    Strong understanding of construction processes, materials, and regulations.
•    Excellent communication, negotiation, and leadership skills.
•    Ability to work collaboratively in a team environment.
•    Proficiency in project management software and tools.
