Position Overview

The Construction/Project Manager is responsible for the overall management of construction projects and related parties including architects, contractors, engineers, subcontractors and vendors to execute timely delivery of projects at best possible value. The Construction/Project Manager position is similar to that of an ‘Owner’s Representative’ throughout the construction process. This position will report to the senior construction manager within the real estate department.

Location

This position is based out of Kiewit's headquarters at 1550 Mike Fahey Street. This is a shared service center in a professional office setting.

Responsibilities

  • Work with real estate managers and analysts within the real estate department on tenant build outs and ground up projects to support Kiewit offices and districts.
  • Serve as Owner’s liaison between design architect and contractor, including the coordination of architect, contractor, and owner vendors throughout the construction process.
  • Facilitate pre-construction team meetings, schematic and design development review and consultation.
  • Coordination of design, procurement and installation of all FF&E including systems furniture, security, data, sound masking, audio visual, signage and branding.
  • Involved in design and pre-construction process including scope review, estimate review, contract negotiation, schedule development and contractor selection.
  • Assist with analysis efforts to maximize value throughout the pre-construction design and budgeting process.
  • Responsible for developing budgets and ensuring a project meets or exceeds its financial objectives, by overseeing and monitoring each stage of the development.
  • Review and negotiation of construction contracts.
  • Facilitate meetings throughout the project cycle with project discipline leads to develop means and methods, schedule contracting needs and long lead delivery times.
  • Anticipate project needs with sufficient lead-time to avoid delay of production.
  • Review and approve change orders.
  • Site visits as necessary to review quality of work and schedule progress.
  • Resolve any unexpected technical difficulties, and other problems that may arise.
  • Be an effective leader, communicate with department leads regarding work scopes.
  • Responsible for project closeout and coordination of tenant improvement allowance reimbursement.
  • Maintain and record historical costs.

Qualifications

  • BS/BA Degree on Construction Management or a related field, or a related combination of training and experience
  • 5+ years of related experience in construction management or a project management role, performing similar functions as outlined above.
  • Experience in Construction Management of commercial real estate type of projects required.
  • Familiar with technical drawings systems, planning and reporting systems
  • Must have excellent written and verbal communication skills, with the ability to work as part of team, build and develop relationships with the team and partners on the project.
  • Proficient with Microsoft Office Suite; Word, Excel, and PowerPoint, Experience with construction planning and Scheduling.
  • Understands resources, requirements, time constraints and cost, logically sequence work and estimate time to completion.
  • Experience managing multiple priorities and teams to accomplish project and company goals.
  • Experience and ability to track project scope, schedule, and budgets, and able to resolve critical issues and mitigate risks.
  • Ability to travel around North America as needed, up to 40% of the time
